1.Venue rental period begins at 6am on the day of the event
and ends no later than 10PM. Clean up may be finished up by noon on the day after the event.
2. Location
will include choice of any/all non-residential facilities located on Ranch Property, and be accessible to unload/load and
will allow access for vehicles. Vehicles will remain on driveways at all times, with the exception of directed parking
and unloading heavy loads and this is with prior approval from the owner.
3. All clean up will be thoroughly completed and trash removed from the premises by the client. All buildings
will be left in the condition they were in the morning of the event. Please turn lights and air conditioning systems off before
leaving for the evening.
Client Certification: I understand that it is IMPERATIVE that my
cleanup crew complete site cleanup (including all trash removal, cigarette butts, decoration tear down, removal of nails,
hardware, staples, breakdown and stacking of chairs, tables, cleaning camper, vacuuming carpets, etc.) by noon on the day
following my event. Should my clean-up crew not arrive by 10 am on the following morning, I give Cheval Manor authority
to begin cleanup at that time, and I will pay $15.00 per man hour for this service.___________________________________signature

4. We are so lucky to be located in a
semi-secluded rural setting and enjoy the peace and tranquility of our location. We understand that there are events
and parties where guests need to "let loose" and "Partay!"...however, we are not that place.
Because this is our home, and we think highly of our "few" neighbors, extremely loud amplified music or "bar-type"
behavior doesn't work for us here. We like to have fun and cut up, too (boy, do we!!!), but we can do it without
offending our neighbors. After 9PM moderate music levels will be allowed and all activities
will curtail by 10PM. Our noise ordinance will be strictly observed.
5. Electrical service is provided at
each building.
6. Payment for the venue rental ($900) is as follows:
20% NON-REFUNDABLE deposit
is required to reserve the event date. (Personal check OK.)
40% payment is due 30 days prior to event. (Personal check
OK.)
40% balance due no later than the morning of the event date (certified funds or cash only).
7. Refunds/cancellations: The 20% reservation deposit is Non-Refundable. We hope you understand that when you
make your deposit, you do so after careful consideration. When we accept your deposit, we are promising to hold the
day for you and you alone. This is YOUR day. No other events will be taking place on Cheval Manor that day. Should
you have to cancel your event date, it is possible that we will not be able to re-book it to another client. If you
have to cancel your booking with 30 days of your event, HALF of your 40% payment is refundable to you.
8. It is wise to have a "Rainy Day" plan.
Keep in mind that our Pavillion is not fully enclosed, and if storms come in from the North, rain will blow into the area.
You may want to consider renting tent walls or having tarps handy to enclose the Pavillion.
9. Serving alcohol is allowed, however consumption of alcohol should be in moderation.
We certainly want you to have fun, enjoy this special day, but please remember that this is our home. We have neighbors
and other visitors to the barn that we must be considerate of. Having loud, disrespectful groups or individuals will
not be allowed. Proof of Personal Event Insurance is required. See Paragraph 14.
10. Damage/Cleaning/Security Deposit: Client agrees to pay a deposit of $300 (personal check on the morning of
your event) which covers damage and after-party cleanup to property of Cheval Manor Ranch/Karen Brown by any member/guest
of the client during the event period. The cost of any property damage done will be deducted from the deposit before
refunded at the end of the Venue rental period. If excessive property damage occurs (over $300), client agrees to repair/replace
or cause to repair/replace the damage. This also includes any unfinished cleanup (including cigarette butts), trash removal,
decoration removal, or any other labor required to restore the property to its original condition prior to the event.
11. Free parking and mounted or unmounted attendant/s will be provided for smooth flow and direction of traffic.
12. Cheval Manor Ranch will have the grounds (selected for the event) in a neat, trimmed and manicured condition
as close to the event date as possible, weather allowing.
13. Client understands that Cheval Manor
is a working equestrian ranch and that she/he/they are fully responsible for the actions of their guests. It is highly
recommended that the client alert all their guests to the potential hazards at the Ranch, especially those with clients with
young children. These typical ranch risks and hazards include, but are not limited to, electric fencing, horses in nearby
pastures, open water (pond, pool, creeks, etc.). Parents with young children must be alert to their child's location
at all times. Most of the horses at the ranch are owned by other people. Feeding, interacting with, teasing and otherwise
disruptive behavior around the horses is not allowed.
Should you desire one-on-one time
with a quiet horse and handler for children under 14 and under, this can be arranged for $75.00 per hour. The handler
will be glad to give short individual "pony rides" on a lead rope, to your young guests. Cheval Manor
Ranch cannot and will not be liable nor responsible for the actions of the Client and their guests while they are on Ranch
property.
14. Proof of Special Event Insurance, ($1,000,000 coverage) naming (and this must be precise please) "Karen
L. Brown, Trustee of Karen L. Brown Revocable Trust" and "Cheval Manor Ranch" as Additional
Insureds, is required. Some Homeowners Policies have a standard clause with this coverage, however, if none
is in place, it may be purchased separately for a fee, typically about $100 - $125 for the event. Several
